Most agencies make you ask what managing your property will cost. Ours is published in full, every line, before we've even spoken — because transparency isn't a slogan here, it's the whole business.
Residential management fee, on all funds collected. Multiple properties with us? 6.0%. Commercial 6.0% of all income received (rent, outgoings & invoiced amounts) — multi-property 5.5%.
No charge for ingoing & outgoing inspections, end-of-year statements, maintenance attendances or debt-recovery legal fees. Residential schedule ↓ · Commercial schedule ↓
Around half our management income comes from commercial property — unusual for a boutique agency, and exactly why residential landlords get sharper lease administration, and commercial landlords get hands-on service the big firms reserve for their largest clients.
Full management across metropolitan Adelaide and the Hills.
Specialist management for private and SMSF-held commercial property.
This is our actual management agreement fee schedule — not a teaser rate. Compare it line-for-line with any agency in Adelaide, including the extras they add after you've signed.
All amounts include GST.
Extras at other agencies. Included here.
Residential fee schedule current August 2026, inclusive of GST, and confirmed in your management agreement before anything is signed. Fees may change with the notice set out in your agreement; the agreement prevails if it differs from this page. "Fully furnished" means beds, seating, dining and whitegoods are provided so a tenant can move in with personal effects only; multi-property landlords pay 8.2% on furnished properties.
Commercial leases carry real administration — reviews, options, outgoings, assignments — and every item is priced here rather than discovered on an invoice. Every line is published here so you can compare it against any quote you receive.
All amounts include GST. Management fee is charged on all income received — rent, recoverable outgoings and every other amount invoiced to the tenant.
Charged only when the work is actually done.
Commercial fee schedule current August 2026. Larger single assets (over $150,000 pa rent) are quoted on a sliding scale. Advertising, signage and legal costs are at cost. Where the lease and the Retail and Commercial Leases Act allow, assignment costs are borne by the outgoing tenant.
“He looked after my property exceptionally well from start to finish, from managing the rental process through to the final sale… I truly felt my property was in safe hands the entire time.”
“He was extremely communicative, offered great advice and was very professional. If you are wanting to sell your home or need any advice in this area, I highly recommend Kyron Statton Real Estate!”
Your tenant stays, your lease stays, your bond stays lodged. We handle the entire handover with your current agent — in most cases the handover is complete within the notice period of your existing agreement. If your current agreement still has time to run, your agent may be entitled to a fee for the remaining term — we'll check what your agreement actually says, and where there is one, we'll offset it against our own fees so switching costs you as little as possible.
Send us your existing management agreement. We'll tell you the notice period, whether any exit fee applies, and exactly what we'll offset against it — before you sign anything.
You sign a management authority with us and we give notice to your current agent, then collect the lease, bond records, keys, compliance certificates and tenant ledger — and audit what we receive.
Same lease, same terms. Your tenant simply pays rent to a manager who answers the phone — and you get your first statement that month.
A written appraisal of market rent for your residential or commercial property — with no obligation and no follow-up campaign. Many self-managed properties we appraise turn out to be renting below current market rent.
